The Meadows Homes Association Monthly Board Meeting February 10, 2011

Laura Walker, President called the meeting to order at 6:05 PM.
Roll Call: Darryl Heintz absence excused.
Reading of the January 13, 2011 Minutes was waived. Approved M/S/C Jackie Chagala/Dale Grojea
NEW BUSINESS
LAURA WALKER, President stated the Penfield appeal, Executive Meeting January 13, 2011, request to install a wood fence on their property. The MHA Board supports the decision of the ARC Committee permitting only wrought iron and chain link fencing. Wood fences are not permitted. Jim Hill has been contacted to investigate the possibility of replacing the current computerized key system at the pool and tennis gates. These last few years we have experienced many maintenance problems. The system was installed in 1998. Our legal staff has sent collection letters to four delinquent accounts and attached a lien to one account. PATRICIA HUFF distributed the nine month maintenance expense report for fiscal year ending January 2011. The Maintenance Budget for next fiscal year 2011-2012 was reviewed by the Board. HART SEMARU . Special Projects Director will review the current Community Center Insurance Policy. Motion to review coverage and cost. M/S/C Bob Jakubowski/Hart Semrau.
OLD BUSINESS
BOB CHRISMAN, Streets and Signs Director will chair the Private Road Maintenance Committee. Jim Chagala and Bill Boersma have agreed to serve on the committee. A Civil Engineer has also been contacted. Bob stated we have a responsibility to provide accurate and complete information to the home owners regarding maintenance requirements for each private road. A section of Sandhurst Way is our responsibility and continues into a private road serving residents outside the covenant. Bob and Jim Chagala were able to locate the signed agreement made with the residents living above Sandhurst who use the street for access. The agreement states they would be responsible for their share of road maintenance. These residents will be billed separately. Bob Jakubowski asked if debt financing was possible. Dale Grojean asked if a special assessment payment plan for road maintenance be made available to the home owners?
DIRECTORS REPORTS
KARLA LARSON reported five Non-Compliance letters have been sent to homeowners.
JACKIE CHAGALA , Pavilion Supervisor stated the Annual Board Meeting has been scheduled for April 30, 2011 at 10:00 AM. Rim Rock HOA is being reorganized and experiencing scheduling problems.
DALE GROJEAN, MCC Coordinator stated exterior lighting around the kitchen area is being replaced.
BOB CHRISMAN reported the County has approve the Private Road signs. He and Hart are installing the signs.
BOB JAKUBOWSKI, Noise Abatement Director reported he has sent a letter to the homeowner and tenant regarding the incessant barking dog on Sandhurst Way.
LAURA WALKER stated she has sent a letter to the Meadows Golf Club about a dog that is daily walked on the course without a leash. Also, the lack of weed abatement and broken fence beyond # 13 green. She will send a letter to Mrs. Laine explaining the HOA’s annual dues payment policy.
